Initial Onsite Planning

Our team will meet you onsite for an initial meeting whether you are renovating or building a new home. We can then determine your ultimate wishlist items to design your dream home. We will also go through all requirements, such as lot restriction, setbacks, HOA guidelines and or historic regulations.

Floor Plan Layouts

Whether designing a new build or a full renovation our Architectural Design team will compile a new floor plan layout in 2D along with exterior elevations for client approval before moving onto our 3D Designs. Once these drawings are client approved this process can start conceptual review board approvals.

3D Renderings

Our 3D renderings are not just a concept, these are true products and finishes throughout. Our Interior Architects work closely with Principal Designer Betsy Glass to design your dream home oasis. Betsy works closely with all your wishlist items to produce your ultimate design. Our vision board design is completed within our 3D renderings from interior, exterior to landscape design.

Construction Documents

After 3D approval from our clients we then produce a full set of interior and exterior construction plans for your contractor to include finishes, plumbing, electrical, wall panel layouts, entertainment systems, low voltage lighting, CAD drawings of any custom designs, kitchen and bath design layout and elevations to provide to your contractor. We also provide a full set of hardscape, landscape and outdoor lighting plans to all parties.

Bid Process

The Flippin Designer will help guide you on selecting your contractor regarding the scope of the project. We will also provide contractors with all appropriate documentation to achieve the most accurate bid. Once all bids are received, we will then sit with our clients to help guide them on their decision process for contractor selections.

Design Management

The Flippin Designer will work closely with your contractor to project completion to make sure design and quality are achieved for the entire home process from the exterior, interior and landscape design.

Landscape Design

The Flippin Designer will design your full landscape and hardscape in our 3D Visualization which will contain all true to life products. Clients who are also wanting to add a pool, TFD will design your entire pool from size to interior to lightning. Your pool will also be one of your main conversation pieces so we want to make sure this area is also looking its best! Not only will you have a complete walkthrough video of your new outdoors, but your contractors will have a complete set of landscape, hardscape and lighting plans to make this garden oasis come together! Our design management team will also team up with your contractors to help guide the landscape design to the finish line.
